Ghodbunder Road carries State Highway 42 from Thane's Majiwada junction north-west to the Mumbai–Ahmedabad highway. It is also where 38% of all new Thane residential supply launched over the last four quarters.
The connectivity case
- Thane–Borivali twin tunnel. 11.8 km of twin-tube tunnel under Sanjay Gandhi National Park, reducing Thane to Borivali from roughly 90 minutes to about 15. Target commissioning 2028.
- Metro Line 4 and 4A. Wadala to Kasarvadavali, with several stations along the corridor.
- Eastern Express Highway. Accessed at the Majiwada junction at the corridor's southern end.
What you can buy
Ghodbunder has the widest inventory range in Thane. A 1 BHK starts around ₹ 85 lakh; a 3 BHK in a branded township runs ₹ 2.0 to ₹ 2.3 Cr. Current rates are ₹ 14,500 to ₹ 19,500 per sq.ft. — below Pokhran Road No. 2 and Kolshet Road for comparable specification.
Rental picture
The tenant profile skews young and working. A 1 BHK leases at ₹ 24,000 to ₹ 29,000, a 2 BHK at ₹ 34,000 to ₹ 42,000. Gross yields land at 2.8% to 3.2% — mid-band for Thane.
The honest case against
Supply is the problem. 38% of the city's new launches in one corridor means you will be competing with fresh inventory at your exit. Months-of-supply here is the highest in Thane.
The tunnel is not built yet. Infrastructure timelines in MMR slip. If the tunnel commissions in 2031 rather than 2028, your holding period extends by three years and your annualised return falls accordingly.
Peak-hour traffic is genuinely bad. Between 9 and 11 in the morning, the stretch from Kasarvadavali to Majiwada can take 50 minutes. Visit at peak hour before you commit, not on a Sunday afternoon.
Who this corridor suits
Buy Ghodbunder if you have a five-year-plus horizon, you are comfortable holding through supply absorption, and you want the largest exposure to Thane's biggest infrastructure trigger at the lowest entry cost.
Do not buy Ghodbunder if you need to exit within three years, or if a daily western-suburbs commute is non-negotiable before the tunnel opens.
