Kharghar vs Ulwe vs Panvel: Which Navi Mumbai Node Fits Your Objective?

These three nodes sit within twenty kilometres of each other in the same airport catchment, and they behave nothing alike.

Kharghar — the mature choice

Metro Line 1 runs, Central Park is delivered, the school and coaching cluster is the deepest in Navi Mumbai, and CIDCO has no meaningful hill-line plots left. Resale liquidity is the best in the city outside Vashi.

The trade-off: you are buying after most of the re-rating has happened. Expect steady rather than spectacular.

Ulwe — the appreciation play

Closest to the airport, closest to the Atal Setu landfall, and still 22% below Kharghar. The highest four-quarter movement in MMR.

The trade-off: thin rental market, sector-level infrastructure that varies enormously, and social amenities three to five years out. Nineteen months of unsold supply is also higher than Kharghar's eleven.

Panvel — the patient position

The lowest entry in the catchment, a rail junction on three lines, and CIDCO's NAINA planning area limiting the sprawl that usually follows an airport.

The trade-off: 26 months of unsold supply is the highest of the three. Your exit will compete with a lot of inventory.

Our read

Choose Kharghar if you want liquidity, will actually live there, or need to exit inside four years.

Choose Ulwe if you are optimising purely for capital appreciation over five to seven years and can tolerate a weak rental market in the interim.

Choose Panvel if you want township-scale living at the lowest entry cost and have the patience for an eight-year horizon.

A note on all three. None of them is a yield instrument. If cash flow is your objective, the honest answer is that you should be looking at Bengaluru or Kolkata, where 3.5% to 4.5% gross is routine.
