The airport trade, stated honestly

Ulwe is the highest-conviction and highest-variance position in our Navi Mumbai coverage. The Navi Mumbai International Airport and the Atal Setu are both real, both built, and both within ten kilometres. That is not speculation.

What the numbers say

Ulwe has moved from roughly ₹ 6,200 per sq.ft. in 2020 to ₹ 12,400 today — a 100% rise, the steepest in MMR over that window.
It still trades 22% below Kharghar despite being closer to the airport. Historically, infrastructure-led nodes close most of that gap within five to seven years of commissioning.
Godrej prices launches for absorption speed: across its last four MMR launches, phase-one buyers saw 18–24% paper appreciation by formal launch.

The catch to price in

Sector selection inside Ulwe matters enormously. Some sectors have completed roads, water and drainage; others do not, and the difference is not visible from a brochure. Social infrastructure — schools, hospitals, organised retail — is three to five years behind the residential build-out. Do not buy here on a three-year horizon.
